Pangea is a membership community, so buying a homesite and joining happen together. Each step gives you more information and gives us a better sense of fit. Nothing is binding until you sign a purchase agreement.

Introductory call
A two-way conversation about what off-grid, regenerative living really involves, how governance works, your timeline and financial readiness, and the dues and work-credit program. It helps both of us decide whether to continue.
Phone or video -
Handbook & membership application
If we both want to continue, we'll send the LSA Handbook, which covers the operating details, and a private link to the membership application. A complete application includes a statement of intent, financial verification, two references and a background-check authorization.

Membership Committee review
The committee reviews complete applications for values alignment, financial readiness and governance fit, and may meet with you. You'll get a written decision: provisional membership, provisional membership with conditions, or a decline.
On approval: full governing documents, lot map & pricing -
Lot selection & purchase agreement
Choose an available homesite. A Lot Selection Sheet holds it for 30 days while you review the governing documents and sign the Lot Purchase Agreement. Escrow then opens and your deposit is held by the escrow company.
Binding once the purchase agreement is signed -
Resident Systems & Governance Orientation
Every adult buyer completes orientation before the deed records. It covers energy, water and wastewater systems, passive solar operation, Design Review, fire safety, community standards, and cultural stewardship.
In person or approved remote format -
Closing, membership & building
Your deed is recorded with Taos County, and your Certificate of Membership follows within five business days along with member portal access and a welcome packet. From there you submit your home design for Design Review, and once it's approved in writing, construction can begin.

What the committee looks for.
You don't need to be an expert builder or farmer. Many members come to learn. The committee looks for people who show:
- An understanding of what regenerative, off-grid living asks of you
- Commitment to ecological responsibility
- A collaborative, community-minded outlook
- Respect for the land, its cultures and local heritage
- Willingness to contribute skills and take part
- Readiness to run and maintain your own home systems
- Financial readiness and realistic expectations
